Gary and Marla’s Majestic Master Suite

When the owner gives you two bedrooms, two closets and a full bathroom space to work with and gives you creative license to design a single master suite, from a design perspective it doesn’t get much better than that.  When the charge is to create a fully wheelchair accessible bathroom it gives you plenty of room to maneuver.  That is just what this project entailed.  While keeping enough floor space for a normal master bedroom and walk in closet, most of the time was spent on the bath design.  Goals were accessibility (for the future), modern upscale style, ease of use, and lots of natural light without having to rob a bank.  You will be the judge and jury for this completion but the owners and I have already voted this project the best of the best in fulfilling all of the goals.  Several of the more notable features include a double swinging shower door that provides access to the large glass block wet room shower partially divided by a glass partition from the commode area.  The entry to the bathroom using twin 8’ high doors that fold flat against the wall through the use of flush ring pulls in lieu of traditional handles.  The entry of the bedroom off the hall has leaded glass doors that mirror the glass on the front door downstairs.

Jim’s Kitchen Update

Being a single guy, Jim wasn’t looking for a high style or designer kitchen and because this was not a planned project, there was a limited budget.  The goal of the owner was to have something nice that would last a long time, have great resale value, met his cooking needs and be very functional for occasional small group entertaining.  If I recall there was some discussion about a girl friend and what would she think of the new kitchen.  We arranged with local cabinet to provide high quality shop built cabinets, saved money by using laminate tops that could be easily changed in the future, and the owner supplied his own appliances.  This combination met all of the design criteria and came in right on budget.  We also added some very nice upper end touches such as pendant lights over the peninsula as well as under cabinet fixtures.  I still wonder what the girlfriend thinks of the four racing tires that are stacked up in the dining room.

Doug and Deanna’s Attic Makeover

Oh what a cool project.  This is one of those projects where I would like to have a port hole in the walls so that all the guests could see how this project began.  Before the stairs, there were pull-down typical rickety steps.  Once the stairs went in we could begin taking this storage space from a hot and uninviting area to a beautiful play area for the whole family.  This is not your typical attic space either.  The floor plan absolutely uses all of the space available including making the master bedroom ceiling a storage space and providing access to the HVAC unit.  There are even trundle beds tucked back into the attic spaces.  Normally recessed into their cubbies, these two trundles pull out with ease to create comfortable guest beds.  Great for sleep overs with the kids or even for adult guests who need a place to crash.

Doug and Deanna’s High Tech Bathroom

This most amazing bathroom was part of a larger project.  I think the owners ended up with a whole lot more than they bargained for.  What started as a three piece bath with shower, commode and sink / vanity became a spaceship that doubled as a bath.  At least that is what everyone who saw it said.  Even the building inspectors commented that they had never seen anything like it.  The focal point of this room (without doubt) is the shower.  This unit is a combination whirlpool, shower with body sprays and hand held, aroma therapy, steam spa, and all of that wraps around a TV and internet monitor.  The sink and commode play second and third fiddle to the shower but are color coordinated with the black finish on the unit.  A real showpiece that was very complicated to assemble and work around because it had to be in place before the walls were built.

Pat and Keith’s Multi Purpose Basement Remodel

When some new walk out basement homes are originally built the builders does a good job preparing the space for future occupancy.  This was the case with the home that Pat and Keith have.  The rooms were all framed and the bath had rough plumbing installed.  We modified some of the spaces, built ceiling drops where needed to accommodate the HVAC ductwork and did some minor relocation of plumbing.  The children now each have a private space to do homework, crafts, and just hang out with their friends while the adults have a full seating area and snack area.  The HVAC is managed by the installation of a zone control device with the basement’s own thermostat.  There is one luxury item in the bathroom shower that they use all the time, it is a completely enclosed steam shower with seating for two.  Finishing a basement is a very cost effective project with great returns on investment.  The finished space has become a fabulous open all purpose area that they will enjoy for many years to come.

Pam and Aaron’s Master Suite Renovation

Pam and Aaron’s project was a complete master bedroom remodel with a guest bath. They had an outdated bedroom suite that just didn’t give them room to get around each other; they shared a small closet and a tightly packed bathroom. All this was in a space with no private entry and a hallway that ate up entirely too much floor space. Now they have a new spacious shower you can lose yourself in with multiple shower heads, a double vanity with a granite top that allows them to prepare for their day side by side with plenty of elbowroom. The his and hers closets are an attractive addition to the living space that provide more storage than ever before. The heated tile floor will keep them toasty for years to come. And with a new private entry, the new guest bath with vessel sink and quartz top is sure to garner a lot of compliments. Pam and Aaron truly planned there ultimate escape and Blue Ribbon Residential Construction has helped them see it through.

Sally’s Spacious Oasis

When Sally found our website she was looking for a company that could transform her home to suit large family gatherings, a secluded space for the grand children and for overnight guests.  She had a vision but had no idea how to get from point A to point B.  Being a design / build company Blue Ribbon offered all of the experience, personnel, and credentials to meet the task.  Sally selected Blue Ribbon because of our reputation, expertise and ability to communicate appropriately.  The outcome from a concerted effort of staff and trade associates yielded three areas of the home that meet the owner’s expectations of design.  All of the original goals were met in a timely fashion, at an appropriate budget, and with a great customer experience.  The project included the addition of a small sunroom to expand the eating space in the kitchen, a full finished bonus room over the garage with a staircase off the garage entry, and a slightly reconfigured kitchen cabinet layout for better space proportion and meal preparation.  Sally’s comment toward the end of the project was, “You have no idea how much I love my remodeling project and will for many years to come, we use it all the time”

Sarah and Tom’s Elegant Bathroom

I don’t think when Sarah and Tom called to discuss their master bathroom they had any vision that it would turn out this great.  Originally the sink area was open to the bedroom with the closet on one side and the tub / commode area on the other.  With minimal rearrangement they achieved a very private refuge walled off from the bedroom.  The selections they made on the cabinetry and plumbing fixtures added style and pizzazz while optimizing for storage, and usability.  The addition of a whirlpool tub and storage alcoves in the tub area topped off the new master bathroom.  The paint color and glass tile selections topped off a great design with superb class and upscale feel of this renovated area.  What a great client with a showcase project.

Jim and Linda’s Home Addition

When I first saw this project, all of my initial thoughts began with “what a mess”.  The large addition project was mostly framed, the windows were installed, the siding had been installed, the roofing was done and some of the mechanical work had been done.  At that point the project had been abandoned by the prior unlicensed contactor.  The abandoned part is the good side of things.  Had this project continued to completion the owners would have had a lifetime of problems with their home.

The owner shared the 40 page engineer’s report indicating the deficiencies in the structure as well as possible solutions for remediation.  After a very significant analysis of the existing home and the new portion we agreed to take over the project.  As a result of a project site visit by all the parties involved we laid out an extensive scope of work detailing as much of the remaining project as we could along with needed changes to the structure and mechanicals which also had a great number of deficiencies.  Several of the main issues we had to deal with were windows that were the wrong size, floor and ceiling levels that didn’t match up, siding that was improperly installed, roof leaks, exterior doors that were installed wrong, walls that didn’t align with the plans, over spanned floor joist in the existing home, overhaul of all of the mechanical systems.  But by and far the biggest hurdle we had to deal with was the work on an 18” existing steel I-beam that was to be removed and replaced with a 24’ I-beam.  Since the new structure was already framed, there was no possible way to bring in the new beam much less install it in the middle of the home.  Through the diligent work of the steel company and our structural engineer we came up with a method of jacking the existing beam back to the original level, adding on to the existing steel beam and reinforcing it to carry the added load.  Great care had to be maintained while welding inside the home so we didn’t set the house on fire.  What should have been a one day installation (if it had been done during construction) turned into a four day affair.  It’s a shame that it is now covered with sheetrock because it was a thing of beauty.

The owners selected some very nice finishes, heated tile floor, bath appointments, cabinetry and flooring leading to an upscale, pleasing, and very user friendly home.  Overall the project is one that i’m very proud to put our name on and the homeowner has finally gotten the project that they dreamed of after a year and a half of being under construction.

The Coffee Cup Kitchen

The owner of this 70’s ranch wanted to give the kitchen a much-needed facelift.  The desired look was clean and uncluttered and that was appropriately elegant for the age and style of the house.  The look and feel of this kitchen was inspired by Tuscany and the colors in one of the homeowners favorite coffee mugs. Natural light was incorporated into the kitchen and nook area by using larger windows and installing skylights.  A banquette seat was added to provide additional seating for the cozy breakfast nook.  Oil rubbed bronze fixtures and stainless steel appliances give this kitchen a warm feel and a timeless look.

Mark and DJ’s Kitchen Makeover

Mark and DJ have a gorgeous kitchen that works beautifully for both of them. Mark is the chef and DJ steps in as the sous-chef. The angled cabinets and counter with the prep sink allows easy prep work without getting in the chef’s way and the smooth surface cook top makes for easy clean up. Mark & DJ’s banquette seating appointed with comfortable cushions, allows for surfing for new recipes, a view of the back yard and place to enjoy the culinary creations of the resident chef.

“It’s been a fantastic journey in remodeling our kitchen. Without the guidance of John and Chris at Blue Ribbon and Shauna at Kitchen and Bath Galleries this would never have happened. Their combined knowledge made for a wonderful experience. Of course there were problems, but John and Chris were available at any time and dealt with the difficulties in a fair manner. Yes there were changes to the original plans (in spite of our best efforts) but even these were handled promptly.”  “Remodeling is a long and tedious process that will make you want to scream your head off but it’s so worth all the pain in the long run.” To everyone that worked on this project from the demolition crew to the painters, you have my heart-felt thanks.

Mark and Michelle’s Room Addition

Many people who purchase homes with balconies that open over two story living rooms find that there is a huge echo issue and that sound travels through out the house.  Also, the lower area is hard to heat and other than esthetics the upper area is not useful.  Through creative structural engineering we built a new “home office” space on the second floor including two walk in closets and French doors.  In the living room below, we planned for a coffered ceiling complete with recessed lighting and ceiling fan.  Mirroring and matching all of the interior details, windows, and trim made this project a classic example of remodeling at its finest.  The two story living room is a distant memory.

Michael and Anne’s Front Porch Transformation

This homeowner asked us to visit with them to discuss designs for a front entry porch on their home.  Blue Ribbon had completed a front porch entry across the street a year before for a past customer.  Anne and Michael wanted something similar for their home.  During our visit, it seemed that the design that had been used before on their street would not work.  It is said that no idea is truly unique or new.  I remembered seeing a uniquely creative porch during a training presentation at HBA.  We researched the name of the trainer (a fellow remodeler) and sure enough, it was posted on his company’s website.  After contacting his office, I presented this concept idea to Michael and Anne and they liked it. This all lead to a “plain to WOW” change to the front of this home.

Nick and Sue’s Sunroom Addition

When Sue and Nick called us they already had structural engineering and plans drawn up to convert their screened porch to a sunroom.  This isn’t just your regular sunroom but something with terrific architectural flair.  A sophisticated style while at the same time comfortable.  Their home maintains the uniqueness of the Scotts Mill Subdivision and the sunroom now tops that off with pizzazz.  The focus was to optimize the vista of the nicely landscaped and inviting back yard with the wrap around windows, while providing additional heated and cooled square footage.  The walk out bow window configuration made the room feel larger and provided a very nice focal point.  Their concluding comment was that they just LOVE their new room.

Elizabeth and Martin’s Star Award Winning Kitchen

Elizabeth and Martin’s kitchen was chosen as a Star Award winner for 2008.  This award is presented by the Wake County Home Builders Association Remodelers Council for best kitchen in it’s class.  Thank you to Elizabeth and Martin for being such great customers and allowing us to build this kitchen for you.

 

This is one of those projects that if you look at the before and after photos you would not believe your eyes that it is the same house.  We began with a terrific kitchen idea, great plan, wonderful homeowners, beautiful selections and a fabulous construction team.  One of our carpenters is from Scotland and determined that the desk / pantry area should be called a “wee little cozy place” and it seems to have stuck.  This area with it’s new box bay window, antique desk, and Martin’s bird feeder just outside the window is Elizabeth’s personal retreat.  Her favorite thing in the whole kitchen is the farm sink which turned out perfectly.

Eleanor’s Screened Porch Addition

For a client who loves their home and never intends to move investing in your living space makes sense.  For Eleanor, this meant adding a screened porch and deck.  As always mirroring the existing home’s architectural details if high on our priority list.  Given the cathedral ceiling in the adjoining living room having the screened porch match made good sense.  Highlights of the porch project include: 1 inch tongue and groove flooring, painted bead board ceiling, twin Velux brand skylights, screen panels, hollow porch posts that allow for sconce lights, Southern Yellow Pine lumber that is Kiln Dried After Treatment (KDAT).  Adjacent to the porch is an interesting deck with a design that allows for a grill that is out of the way of the traffic flow.  The deck also used KDAT Southern Yellow Pine on all visible surfaces.  The result of all of this work is a wonderful and peaceful area to enjoy a relaxing beverage or a quiet dinner outdoors.

Mark and Michelle’s Morning Room Addition

The homeowner requested a “morning room”.  The resultant addition was exactly that: “a room in a private house or establishment where people can sit and talk and relax.” The morning room while being a separated area (one step below the main floor) also opened to the other common areas maintaining the open floor plan concept.  The mirroring of the architectural detail both inside and out made this one of our finest showcases.  When asked if they would have done anything different, the owner replied, “The ONLY thing I would change would have been not to use a salvaged a door that was removed during demolition.  Other than that the project is perfect.”  As you can see in the photos, the new outdoor patio is being planned.

Loren and Vivianne’s Home Addition

Have you ever dreamed of a project for years?  This homeowner dreamed about this garage, studio and sunroom space and had several false starts for many years.  If it was not one thing that held up the project it was another.  When we came on the scene, the concept was there but the design was not.  Most people can not think in 3-D so through the use of Chief Architect the visualization of design came through.  The end result exceeded the homeowners expectations.  They ended up with a huge studio and an even larger garage, new laundry area with a pet wash, and a leisure sunroom that overlooks their nicely landscaped back yard.  Early in the project the decision was made to also replace all of the siding on the home with James Hardie Color Plus, swap all of the windows with Silverline full vinyl double hung windows and re-roof the entire home.  The addition of these elements allowed us to flawlessly blend the new addition to the existing home so you can not tell where the old stopped and the new began making the exterior of the home as maintenance free as possible.

Christine and Ketan Replace Their Outdated Kitchen

This kitchen and bath makeover updated nearly the entire first floor appearance of a 1950s home.  The goal of this project was simply to replace an outdated kitchen and bathroom, but the finished result yielded a dramatic new space ideal for entertaining.

Jeff and Jane’s Custom Screened Porch Addition

Blue Ribbon designed this deluxe screened porch to take full advantage of the homeowner’s backyard and pool. We also installed a free standing fireplace for those chilly evenings. The end result created a serene getaway environment for the homeowners from the hustle and bustle of their busy lives.

Because of the unusual area adjacent to the pool, the lot shape and the homeowners’ desire to overlook the pool, the porch was canted (not parallel to the house) to fit the space. This created the need for a connector between the home and the new screened porch. Note that we paid particular attention to hide the pool filter and pump.

Lora and Ewan’s Historic Attic Renovation Project

This home remodeling project cast light into an old attic sitting in darkness since 1912.  The final creation provided the homeowners not only with a complete master suite that included a five-piece bath and a walk-in closet, but also with two additional bedrooms, a hall bath, a laundry room and a stairwell to the first floor - all without violating the home’s historic designation.

Michael and Meredith’s Master Suite Remodel

This remodeling project completely transformed what was a 1970s master bedroom and small bathroom into an luxurious master suite, with a new tray ceiling, dimmed accent lighting, “his and hers” walk-in closet areas, and a recessed alcove for an entertainment system.

The bath featured a frameless glass enclosed tiled shower area, a free-standing tub, twin sink vanities and a secluded commode area with storage cabinets.  Because the homeowner is an interior decorator who contributed to the project, the end result was outstanding.  Blue Ribbon also coordinated with several of the owner’s independent trade contractors on this remodel.

Sally’s Spacious Oasis

When Sally found our website she was looking for a company that could transform her home to suit a large family gathering, secluded space for the grand children and for overnight guests.  She had a vision but had no idea how to get from point A to point B.  Being a design / build company Blue Ribbon offered all of the experience, personnel, and credentials to meet the task.  Sally selected Blue Ribbon because of our reputation, expertise and ability to communicate appropriately.  The outcome from a concerted effort of staff and trade associates yielded three areas of the home that meet the owner’s expectations of design.  All of the original goals were met in a timely fashion, at an appropriate budget, and with a great customer experience.  The project included the addition of a small sunroom to expand the eating space in the kitchen, a full finished bonus room over the garage with a staircase off the garage entry, and a slightly reconfigured kitchen cabinet layout for better space proportion and meal preparation.  Sally’s comment toward the end of the project was, “You have no idea how much I love my remodeling project and will for many years to come, we use it all the time”

Jeff and Jane’s New Kitchen

Out with the old and in with the new!  Blue Ribbon donated the old white cabinets and appliances from this project to Habitat for Humanity, because everything was in good shape.  Working with a kitchen designer the client was able to maximize space and dramatically improve traffic flow.

The homeowner’s selection of cherry wood cabinets, granite counters, stainless appliances, stylish accessories, and a great lighting plan are what made this kitchen project greatly increase the home’s value.  This client hosts several large parties annually, and with this lovely renovation the kitchen now works beautifully for as the focal point for entertaining.
